The short: buying a house, inspection reveals roof needs to be replaced, need an estimate ASAP.

Already have Baker roofing coming out tomorrow, but need at least one other estimate to go back to the seller.

Any good experiences with other roofing contractors?

I have one up here that rocks. :) That doesn't help you.

One word of caution. I got 2 estimates that were VASTLY different. (My estimates include fixing the mortor in my brick chimney. You could see between the bricks. Yikes. Also included is the detached garage.)

Estimate #1 = $14K

* Remove old roofing. Replace with the 30 yr stuff.
* Remove shingles from detached garage. Replace with rubber roofing. (pitch of roof too low for shingles)
* Tear down and rebuild chimney from roof up (the rest of the chimney is in the middle of the house and OK)

Estimate #2 = $8K

* Roof over old shingles with the 30 yr stuff.
* Remove shingles from detached garage. Replace with rubber roofing.
* Repoint chimney. (What's to repoint? There was no mortor there to repoint to.)


I went with the higher price for a job I considered to be done *right* vs a job simply *done*.

Just be sure you get detailed estimates or you might be comparing apples to oranges, and a seller is going to want to see only the lower cost, not the lower quality job.

The folks I know will not be able to come quick enough, but I agree with Diane. Make them tear off the old then replace with new. Otherwise, they will not be able to see any damage to the underlayment as readily, and any imperfections in the old roof will be repeated.

While they are legally able to roof over (once) it is not good practice.

Make em do it right.

Actually, shingle-over is not an option here, as the original roof is cedar shakes. This will be a strip and replace, likely with an architectual shingle.

add ridge vents if there aren't any now. like to help with a roofer but my last one, i won't reccomend. good luck. oh yeah, Dustin feel free to call me if you have any floor issues. if nothing else advice is free.

I have used Scro's Roofing on my house and a couple of rental units. Nice quy and does good work but not the cheapest. Never had to call him back to fix a leak in the new roof which is not always the case if it's not done right.

I can highly recommend John Locklear (email me for ph #) out of Apex. His crew tore off 2 layers of old shingles and roofed our house with arch. shingles.
My father was a roofer, so I can say with authority that John does it right (hand nailed, no staples or nailguns), is reasonable, quick and completely cleans up the job site (no old nail projectiles when mowing the lawn) after.
