Yeah, go figure, no weekend work! These guys have yet to be on site for a full day, but when you are your own boss, I guess you set the rules. The guys working on the building sub contract to Cardinal Buildings. They do make pre-cuts of lumber over at the Cardinal building, so I understand that. So short day today as well, only here a few hours, but got a few things done. Paper and shingles are the only thing left and that's happens tomorrow. After that I have to caulk and then call the inspectors to come in for the final review. Once that's done, I can start moving stuff into the new workskop! I do have an electrician coming over today, so hopefully in a few weeks I'll be 100% to start using the work space. So much has to happen before I can really start using it, paint the floor, insulate, interior paneling, shelves and so on.

So here's a few pics from today. Corner boards and doors installed along with interior cripple studs for the gables and doors. Almost there....

That white blob on the left side is where I dropped a full gallon of white paint from the ladder. My hook decided it was a good time to fail  I did have just enough to finish the priming, so I'm good there...

Looking good Rodney! I know you said you are set to do your own mods once they leave, but trust me you want an awning (or the like) above the doors. You maybe already planning that, but if not, you'll thank me later. Keeping the doors out of the weather is a good thing, along with yourself when you are trying to get in and out when it's raining.

Way ahead of you on that one. Already have the designs in my head on what I want to do. Definitely need an awning over the door.

and we're done. The building is built, but far from "finished". All I'm waiting on right now is the final inspection, hope that happens tomorrow. After that I can do whatever I want. As stated, next is power to the building. I have an electrician lined up, just need to figure out timing for the install considering next week is thanksgiving. After that, so much to do in regard to shelves, paint and layout of tables, saws and benches. All good, very happy to have this to use now.

My final inspection failed, but due to a few small things. Got bit on not having enough of the cripple studs over the door header. The inspector also wanted to see hurricane straps on the rafters, but he failed to see the straps were placed over the floor joists. Builder is supposed to be over this afternoon to install the studs. The straps should be a none issue. Only problem is I have to wait over the weekend before I can do anything. Hate to have a nice building in the back yard just sitting there that I can't touch yet. I can wrap up doing some additional caulking and paint the floor, but that's about the limit of my work on it for this weekend. Oh so close....

How does the cost compare for having this built on site versus just buying a pre-fab building?

This is something I mentioned when I first started down this road. I was ready to build this myself, but after seeing the "engineering" that went into to this build, I'm glad I farmed it out. Also considering the time that 2 seasoned guys took to build it vs. just me building, it would have taken me weeks. The deal breaker for me was dealing with Wake Co permitting. I'm in unincorporated Wake Co, so here's how it was explained to me by one the agents.

If you build a outbuilding, you can build it 1 of 3 ways that doesn't require a foundation inspection; flat on the ground, on a poured slab or on a continuous poured footing. If the building is set on piers, then the amount of piers, there location and the building foundation in regard to floor joist size and placement have to have a structural engineer approval and then those plans submitted to Wake Co for approval.

That was an extra cost in both time and money I wasn't willing to deal with, so Cardinal buildings handled all of that since their buildings are basically "pre-approved". As for a pre-fab, considering my lot, septic lines and the location and size of the building, I think it would have been a challenge to set it exactly where I wanted it.

Let me qualify one thing, if you build an outbuilding that less than 12'x12'x12', you don't need it inspected and you don't need a permit.

I'm legal!! Inspector finally signed off on the building and primarily the hurricane screws on the rafters. Feels good to be able to move forward. Now to install the under pin wire to keep animals out and finish caulking and painting while the weather is decent. Feels good to have all the BS behind me now....

Nicely done Rodney. While the pin wire is nice to keep animals out, I would cover it with wood lattice as it finishes off the base nicely, yet lets air and moisture to escape. I did this on my last shed (8' x 10' with 8' walls) at my old house. - AB

Agreed.... but I plan on designing something simple instead of the standard cross hatch stuff you can buy. Need to step it up some. So I did this over the last few days. My hands and back hurt. I've realized I'm starting to get old

Your building looks great and your shovel skills are inspiring. Did you check into renting a trencher, or just did you just want some exercise?
