The good news is they are starting on the building foundation today. They will set up the piers and floor joists. Tomorrow the inspector comes out and then on Wed they continue with the build, so I'm excited to get this rolling.

The bad news is I was finally able to talk to Rob's recommendation for an electrical person. Looks like I'm stuck running a 2' deep trench since running in conduit still has to be at least 18" deep and the drain lines aren't that deep. Either way I go I'm going to have to run almost 200' of wire to avoid the lines. Not happy. So can anyone get me a deal on renting a trencher? Looks like I get to do this part to keep costs down.

Child Labor and good shovel  That is the hardest part is getting someone to dig, I had the concrete guy do it since he was out and the landscaper covered it. If you are digging that deep see how much the mini backhoe is and see if it can meet your needs. It's a lot faster. You might be able to split cost with neighbors who have projects.

So what size service are you running out to the building? A 50A subpanel, 100A, what? FYI, I have a 100A service to mine and just be aware that 200' of that size wire ain't cheap.

I talked to Rob's electric guy and he mentioned running an "A2" aluminum mobile home wire underground. Said it's rated for 90amps and over that distance would hold 60 amps easy. I only need a 15a and 20a, so that may work for me...

That's jives with what I found in my research also. MHF is rated for 90A max, and can actually be direct buried, though I still think conduit is the way to go.

Mine is 100Amp panel in the garage so I can run lift, welder compressor.

Same here. I wanted the extra capacity and it wasn't much of a difference dollar wise IIRC.

So this happened today. Joe and Rich knocked this out in 3 hours, and that includes unloading, setting/leveling piers, building the support beams, trimming the joists and nailing and they squaring it up. Color me impressed. That would have taken me days to pull that off...

Yours is progressing faster than mine. Are there footings under the concrete blocks? Looks like all treated wood joists.

No footings, 3 primary support beams sitting on concrete blocks piers. Pretty basic construction. I was impressed that they used 2x6's on a 12" centers for the joists. I think this will be a pretty stout floor.

Where are the updated pics Rodney? As fast as those two guys work, it must be finished by now.

So, no work was done yesterday since the foundation needed to be inspected. Came home around 2:30 and saw some notes on the inspection sheet, but it didn't say it was approved. Called the builder and sent him a pic of the sheet. He had to call Wake Co to get some clarification. Turns out it passed inspection, so good to go.

Last night I added some rigid foam insulation to bottom of the joists to keeps bees/bugs out and to create a dead air space for insulation. Worked from 7 to midnight and then for about an hour this morning. I had to caulk the edges of the foam. That was a pain.

Joe and Rich arrived late today due to rain, but the floor is down and they are prepping for the walls as I type...

Here's the foam I added along with the caulk. That hole is for the hurricane strap that goes over the joists.

Image

vapor barrier is down and some of the flooring..

floor down! Nail gun is worth it's weight in gold...

I've been told the walls are going up shortly...

So they build the wall on the floor to start with and then add the siding. Just about ready to raise a wall. Having some issues with the siding gun, keeps hanging up. Only thing to do now is cut out the door opening.

Front wall is up, working on the back wall. So this will be a very simple building. I'll be adding windows later on. Right now it's just a box with a door and nothing else.

The siding 2x4s are on 16" centers, so that's good...

Looking good. I pretty sure you've got me beat. They poured my slab yesterday. Materials are here, but will not start framing until Friday. Maybe I will have a wall up by the time yours is finished!

Where's the header for the door? I wonder why they didn't complete it before raising the wall?
