I'm in need of a metal detector to find a corner marker in my yard. Anyone have one I can borrow for a weekend? I'm trying to see if I have the room to install a garage. I am a few years away, but if I can't get what I want to fit, then I'm off to another dream project...

Two points...

1. Peg might be missing (dug up and removed)
2. Might be in wrong place (nothing prevents someone such as neighbor or previous owner from digging them up and moving them in the misguided belief that moving them actually counts somehow).

So while this is a long term project, if you are in a position in which making it work might be "close", I wouldn't 100% rely upon an existing single peg to pull the trigger on a project.

Depending upon the size of the property (i.e. small), I have had good luck in looking at metes and bounds calls and then measuring from a known peg to find a buried/hidden peg.

What's the building setback for an accessory structure (non-attached) in your zone? If you're planning on it being close (within a foot) to the setback line (not the property line) you'd better be right. Otherwise you'll need a surveyor because the city will require a foundation certification once the foundation is in to ensure you are not over the line.

Pins get disturbed and moved, but not often in a city subdivision. We use 5/8" rebar so it's easy to find with a metal detector if you know where to look. Start with your survey's metes and bounds as Richard suggested.

I can pretty much guarantee that the rebar is still there, no one has dug in the area that I'm aware of in the last 25 years I've been here and I know roughly where it's located. In regard to bounds and setbacks, as far as I can tell from reading info on line from Wake Co, I'm allowed a 10' setback from the property line and 5' off of any part of the septic. That gives me a pretty wide range, I'm just trying to locate a general position for the garage to see what size I can use...

I think Jason Mauldin ran into an issue with square footage of an accessory structure vs. dwelling, so you might want to ask him and/or research that as well in the Wake Co. UDO. IOW, it can't be larger than the footprint of the house IIRC.

Also you need the health department to locate the septic system and repair area. That's what I had to do with my shop, though I was at least 50 feet from any of the system.

Does the 10' property line setback in Wake Co. apply to storage buildings? I know 10' from the road, but I thought you could be much closer to a property line. I know fences can go right on the line.
If this is a detached garage, I think you can get much closer than 10'. Just need a building permit if the roof line exceeds 12', which I am sure a garage would.

Per the info I received from a Wake Co answer and question forum, here's what I have. I'm zoned R30 and not in a flood plane. Outbuilding setbacks from the side and rear property line is 10' and 5' from ANY part of the septic systems. As for the front, a minimum 50' setback, but you also cannot break the front plane of the house, ergo, any outbuilding can't be closer to the street than the house.

That said, your property may require different setbacks, so I'd ask if you have any intent to place a building larger than 12'x12' on your land. In regard to the 12'x12', the roof line is not considered, just the size of the building, so a 1' over hang would not be considered.

I'm now possibly switching gears and just building a large work shop, no concrete work and no lift. I'm thinking I could build this now for about 10k. If I wait for the garage, that's still 3 years away and 50k to build. While I'd love to have the garage and the lift, I'm thinking the workshop would get the garage cleaned out and I can at least get all of my woodworking tools out and put into use.

I've laid out an 18'x20' area in the back yard that's clear of trees and well off of the property line. I was thinking about building this myself, but my concern is permitting and what needs to be given to Wake Co for approval. I'd also have to have the roof truss' engineered to cover a 18' free span. Anyone here had any dealings w/ Wake Co permitting and a self built building?

I have less than 30K in my 40x40 shop including the lift.

I can't have a metal building where I am, so it has to be stick built and "sorta" match the design of the house....
