I'm to the point where I need to start considering refinancing the house since I'm carrying both the primary and secondary mortgage and not get tagged w/ PMI crap. Rates are low right now and I need to move forward. Any recommendations on where to shop for home loans? Going to hit my primary lender and SECU this week, but wanted some additional options.

I just did a refi on mine. bankrate.com is a good place to find what kind of options are out there. I got quotes from a few different places before I ended up going with one that I found there.

It probably has changed now (for some reason . . . :( ) but in late 2002 and early 2003 B of A was a good place to get competitive rates and very convenient service if you were a long time customer.

Also check out State Farm Bank for home and auto loans. Also check out their interest rates for deposit accounts. I was VERY surprised when our agent told us the rates for the new Mustang and for the deposit accounts. Ended up "refinancing" the brand new car loan to State Farm and moving "almost zero interest" money from B of A CD and Savings to State Farm.

I probably wouldn't recommend SECU if you want to move it something along the lines of a 15 year fixed (guessing). They're usually only competitive on their ARMs.

I agree, rates are ridiculous right now and refinancing is the way to go if you're not planning to move for several years.

I also recommend Coastal Federa Credit Union, although hesitantly. We refinanced our primary residence with them in November. Their responsiveness to questions via email was slow or non existant and my phone calls always rolled to voicemail. However, after shopping around locally their rates and fees were the lowest I found and we closed on time.

This fellow arranged refis for me and several of my coworkers a while back.
The rates were competitive and the origination fees were much lower than the local credit unions.
He was easy to work with. One note, in case it matters to you. The loan was flipped before we even closed.
In the end, the mortgage was serviced by GMAC.

I can also recommend Coastal, I'm doing my third refi with them right now. Locked in at 3.75 on a 20 year. The fees this time around are higher than they were 2 years ago, not sure if that is a Coastal thing or if its that way with everyone. In the past and this time around they have been very reasonable to deal with and its very convenient for me since Coastal is my primary bank.

Citimotgage currently holds my primary note and they are offering 3.25 for a 10 year fixed. I did call Coastal Federal and they have 3.00 listed for a 10 year fixed. Waiting to hear back from them. SECU completely missed the mark w/ offering 4.75 at a minimum of 15 years, no 10 year option. Hope to press forward this week.

have been using Wells Fargo for about 10-11 years. Between primary, investment, and refinancing, I've had probably 5-7 mortgages with them, always excellent service. The guy has become a personal friend at this point and is a car guy to boot!
