Brian, thanks for lead. Scott gave me some information that Citi failed to mention like the HARP program. Seems very knowledgeable and willing to help.

No problem. On a whim, I reached out to him the same day and he told me that the rates right now are ridiculously low. I recently did a HARP refi, but if I pay for another one, I can save another $50-100/mo and break even in only 2-2.5 years, so I'm considering it.

He did imply that he thinks rates might go down further, so I'm waiting, but rates in the mid to high 3.8% range sure look good right now.

I have the house refi under way and working w/ Brian's recommendation. Scott is very nice, knowledgeable and a certified car guy. He's offered lots of options and explained everything so I could understand what's going on. Man, this stuff has changed since I bought the house. Tons of paper work w/ this.
