The asking price is $440k, but I can't help but wonder if you can get them for less. I'd think not since supposedly they are getting ready to build another set...

I'm not saying they are a good deal, but depending on the rental income available they may not be that bad, either.

Oh, I agree the view Is great and I am sure they are nice but getting the buy in from my wife for that would be like getting her to agree to a 15 year younger girlfriend for me. I am guessing they are like actual waterfront property, the economy has not diminished the value like everything else.

My thought was following Cline's...that once you leave the VIR area, you are in the middle of the boonies compared to someplace like Wilmington. It's all relative though since value is in the eye of the buyer, er, well, I guess that type of value is returning now that 120% no income verification financing is thankfully gone.

Latest news coming from the High Rock camp. Some of their dates are not quite right in their news bulletin:



"Race Townhome Contracts at 94 Percent, Allowing Construction to Begin Soon

As we come to the close of 2008, we wanted to bring you a recap of where the project is and what's in store for 2009. It is a very exciting time at High Rock Raceway.

We are about to close on our loan and begin construction. We have received 94% signed race townhome contracts out of the 98 we mailed to our reservation holders. We are delighted – and our lender is delighted – with this result. We anticipate closing our loan in December.

We, of course, had hoped to close the loan sooner, but asphalt prices have been falling substantially over the past month and we wanted to wait for the lower prices before awarding the contract. Our price for the asphalt will be “locked in” through hedge contracts and so it has been a substantial long-term benefit for us to wait a few weeks before awarding this contract. Our lender has required that all major contracts be awarded and fixed prices confirmed before the start of construction.

Our late start will mean a completion date for the track and the townhomes in late August or early September. We will begin construction of the townhomes in late January, and we should have the initial buildings ready for delivery in March – as we pave the track. The front straight townhomes will be ready first – followed by the paddock townhomes and then the townhomes between Turn One and Turn Two.

After the track is paved in March, it will cure for a few months while we complete townhome construction. Come September, we should be ready to go. Once we are under construction, we will publish the Member Track Dates for 2008 and early 2009. Also, we will be mailing interior color choices for the townhomes in approximately one month.
We have some additional good news on the horizon so keep an eye out for more e-mails from High Rock!

And the dates are goofy as if they reused a bulletin from last year. A buddy received it from them as an email, their site does not have this info.

I went by the High Rock location last Saturday....

I just looked back at my pics from last November... that yellow piece of heavy equipment is still sitting in the same place.

Damn glad I did not put any money down on a condo two years ago!

No kidding. I had that solicitation to buy one of the condos for a much lower price than what they claim they're selling for now. The risks of the deal even at that "low price" seemed pretty high. I wonder if everyone's deposit is truly in escrow and able to be returned?
