Does anyone have recommendations on a concrete sealer for a garage floor. Someone recommended Lasti-Seal.

Any other recommendations? Garage is about 2 - 3 weeks away. (Time to order my lift)

Rob, mine's not a sealer, but a paint. It's great - I'd use this stuff again in a heartbeat.

I think I was an "early adopter" of this paint on a garage floor, because at the time, I used their automotive paint. The above link is for a concrete-specific product. In any case, it's a single can of paint - no mixing required. And very little in the way of prep required. I put it on a garage floor in a new-construction house, but the builders had clearly used the garage to store stuff during construction. I power washed it with straight water, that was all. No muriatic acid, no etching, none of that.

You do want the floor to be perfectly dry, however, as this is a moisture-cured paint. It'll also smell really bad for about a week while it outgasses.

I've had it for close to two years now, and it's insanely durable. If I were to do it over again, I'd add some anti-skid additive, because when wet it's so slippery that I'd call it dangerous. Now that Rust Bullet has this "Clear Coat for Concrete" stuff:

with the anti-slip additive already in it, I might give that a shot. Now that the paint has some wear on it from foot traffic and isn't perfectly shiny, it's not quite as slippery. Or maybe I'm just used to it.

I'll check that out. I like the Lasti Seal as it is low VOC and water based.

Wow, that stuff is expensive! How many hundreds of dollars would it be to cover a 2 car garage?

I used the off the shelf garage floor paint at Lowes, doing a bunch of etching beforehand, and letting it dry for two weeks, and it still peeled like crazy under car wheels.

Hey, knowing NOT what to do is still useful :-)

I used three gallons for my large 2-car garage. Worked out to be about 2 1/2 coats.

It's about the same, or sometimes cheaper, than other high quality, industrial grade garage floor paints. This stuff actually works, unlike the off-the-shelf Rustoleum I had in the previous house, which ended up being a waste of time and money for me.

100% solids product, been pretty happy with it. Lowes stores around Charlotte carried it when I did mine. Absolutely no issues with lifting. It is an epoxy though, so harder to work with than paint-type products and requires good prep.

Looking at the samples, I think its more attractive that paint too. That look is all over the newer bars and restaurants.

As to your experience Michael, I can't say. Maybe a bad product, or maybe... :-? something went wrong in the prep somewhere. For my next garage I will likely look at a more upscale epoxy product, but for my current garage, I used an off the shelf epoxy product from Lowes and it has worked just fine for me. If I remember correctly it was the Rustoleum product. The floor was not virgin, so it had some prior paint and oil spots. So I spent a good bit of time on prep, so lots cleaning and etching. Over five years later, I have had no real problems. You can scratch it when dragging something sharp across it, welding can burn it and oil can discolor it a little bit. But no lifting. I have no regrets.

Thanks, I remember you saying something about this now and it looks good. I wanted something that was low VOC.

This is about the same as the Lasti-shield and I can use it on my old garage floor too once I get the crap out of it..
