 Post subject: OT - Recs. needed for private home sale, paperwork, attorney

So we've been thinking of selling our house. Then, basically, somebody (a neighbor's mother who is moving from FL) showed up and asked to buy it, no agents, cash sale. Uh, ok then. We've already discussed price range, closing dates, etc...

So she's flying in Friday to see the place first hand, and probably sign some paperwork. BUT, I need to figure out WHAT paperwork. My gut tells me to just call one of the 50 Real Estate Attorneys in the Yellow Pages (or the one that did it when I refi'd 4 years ago), but thought I'd ask here for some recommendations first. Thoughts on what to do here?

Yeah, an Attorney would be a good idear :)

We used Thomas A Earls on Kilmayne in Cary. No complaints, went great. Didn't do any comparison shopping either, but there's a datapoint for you :)

We purchased our house without an agent. We also used Thomas Earls as our attorney and was very satisfied with the results.

The closing took us about 15 minutes total. With both parties in the office at the same time, questions get answered quickly.

As for paperwork, I believe the only thing you have to worry about beforehand is a disclosure statement and an offer letter. Both of these are probably online or should be available at whatever attorney you choose.

Joan and I used Thomas Earls also when we sold our home in Cary. We had the buyer sign a standard real estate agreement and fax'd it to him. IIRC he replied with something like: "You've got it covered, what do you need me for?" ... I would certainly use him again.
Also - remember to get Ernest money and state the Ts&Cs for the money (i.e. who/where is the money held?) on the contract.
Also - even a cash sale will have some costs - tax stamps, survey, deed/title search, etc. Will there be a home inspection? IIRC most NC lendors require a termite inspection too but I guess its not a requirement for a cash deal. Tom will coordinate the payoff details for your loan.
